What is covered?
The certificate covers the following aspects of the gas installation. Please note that are extensive regulations about the gas installation requirements, which we cannot all cover or list here.
The gas installation is inspected
The positioning of the gas bottle in relation of windows, doors, electrical outlets, drains and boundary walls and lights
Gas bottles in the kitchen cupboards are allowed to be maximum 9 kg
Cupboard ventilation is checked
Gas bottles outside can be maximum two 48kg bottles
No gas bottles are permitted to be installed in the garage
It is controlled what type piping is being used and if sleeving is correct where pipe passes through walls
What is NOT covered?
There is often confusion about what is covered, and what not. It is noted that the gas COC covers the gas installation, and certifies that appliances are connected correctly. It does however not include:
The actual gas appliance is not covered i.e. the functionality of the gas hob, the fireplace braai or gas water heater
Portable or temporary gas appliances like gas heaters
Condition of the gas cylinders
The gas-level of the gas-bottles or refilling of empty gas cylinders
Who Pays?
The gas certificate of compliance and all repairs associated with the certification, are payable by the seller.
Validity
In terms of Regulation 17(3) of the Pressure Equipment Regulations (OHS ACT of 1993), a Gas Certificate of Compliance must be issued when there is a change of ownership. This came into effect on the 1st October 2009.
Cost
Please ask your qualified gas compliance inspector in advance. The inspection fee is usually mid-to upper three figures, and any required repairs priced as quoted after inspection.
Timing is everything!
The gas installation inspection can be done before marketing commences in order to obtain a quote and the actual cost of repairs required for the certification. Once an offer to purchase is obtained, the repairs can commence and the certificate can be issued. This enables sellers to plan better when being presented with offers for the property.
Good to know!
In an apartment above ground floor, the maximum volume of gas allowed is 9 kg.
