When looking at the beetle certificate, it is important to interpret the wording of the agreement of sale. The major difference in the Beetle Certificate and the other COCs is that the inspector does not prescribe to the parties what must be done, but is instructed what is required through the beetle clause in the deed of sale signed by the relevant parties. It is basically a contractual obligation between the seller and buyer. In our RE/MAX offer to purchase, we prescribe an inspection by a qualified SAPCA-registered expert as follows:
What is covered?
The inspection of the accessible portions of the residential premises on the property
Inspecting for infestation by wood-destroying beetles, termites and fungi (such as dry-rot)
What is NOT covered?
Excluding any freestanding structures not constituting residential premises, for instance any wendy-house, garden sheds, car ports, fences and similar structures
Any other pests like rats, ant colonies, fleas, mice, other insects etc.
Timbers under fitted carpets, sub-floors or inaccessible roof spaces
Who Pays?
The beetle free certificate and all repairs associated with the certification, are payable by the seller.
3-6 Months
Valid only until transfer is complete with validity of 3-6 months.
Cost
Please ask your qualified inspector in advance. The inspection fee is usually mid-to upper three figures, and any required remedy priced as needed.
Timing is everything!
The beetle free inspection should be done once an offer to purchase has been accepted, and any suspensive conditions have been met. This is due to the limited validity of the certificate and due to the fact that very few properties these days have an issue with wood-borer infestations.

Beetle Inspection is a visual inspection only, there is currently no device with which a home can be scanned for beetle infestation – as only the trained eye of a qualified beetle inspector can physically “see” and identify the tell-tale signs of an active woodborer infestation.
